We separated a large residential & commercial real estate portfolio from a reinsurance investment portfolio in Switzerland and arranged financing with a syndicated loan. The loan was not subject to debt capacity constraints of rating agencies and freed up equity capital.

We negotiated and reclaimed 2/3 of the property gains tax provisionally retained by the authorities following the sale of a property.
Property Gains Tax
We developed a settlement strategy for a tenant who suffered from various inherent defects for two years. We negotiated a rent reduction. In addition to the rent reduction the landlord also agreed to remedy the inherent defects and to bear some of the service charge costs going forward.
Inherent Defects
We managed the selection of a new facility manager as the free standing office building was complicated to operate and as the tenant also required best of class services. We assisted the client during the first few weeks ensuring the building operated as desired.
